Office building PLACE ELEVEN

A-class office building on the edge between Riga city centre, which stands at the gate of the future Skanste business district in Riga, providing the comfortable office working environment in a sustainably designed setting.

Office building was designed in 2015 as 14 storey building for several head offices as well as for embassy. The program was set to reach as much rentable offices as possible for the given site with in-house parking lot and following the highest standards of BREEAM certification.

Staying on the edge of historical Riga city centre and one of its former industrial sites (confectionary industry), the building is designed in the first row of high rise buildings which will continue along the Skanstes street and is planned to form the future development site of forthcoming the large business district in Riga city. Building's volume is divided in two parts creating the impression of two buildings bind together. The height of building reaches the maximum allowed in this area and almost a half of rooftop is designed as open space recreational area for offices' staff and clients, thus providing the best views towards the central part of Riga city.
To follow a highest BREEAM sustainability design/construction standards - was the aim for the client and it was successfully fulfilled for both construction technology and infrastructure maintenance costs.
The use of high end ceramic facade covering structure fulfilled both the architectural and ecological aims of the client. Planning solution of typical office floor reached close to the maximum possible rentable area for this kind of a building.

Basic structure - reinforced concrete frame on 30m deep basement pile grid structure, with suspension concrete floor slabs and with hanging facade system on external walls. Lightweight insulated facade system was installed to allow hanging ceramic panel system to be installed over to it. The colouring scheme was chosen to have tonal play of light of facade during daytime as well as facade lighting was installed both to give the impressive night time views on building at the same time keeping the "light pollution" of area as low as possible.
